Larnaca
Larnaca is the oldest remaining city in Cyprus and is the island’s second commercial port. Central and Local government has major regeneration plans for the city and its international airport and there are plans to spend over 4 billion euros over the next 10 years, including regeneration funds from the EU.
The best way to assess why we believe that Larnaca is an attractive proposition is to see the points below:
- Approximately €650 million is being spent in developing a new international airport in Larnaca which is due for completion in 2009. This new airport will accommodate long haul flights and low cost airlines – the first airport on the island and one of a few in Europe, to be able to handle the new A380 Airbus.
- The commercial port of Larnaca is due to undergo a
€1 billion facelift including the building of a new marina that will be able to accommodate the largest cruise ships, closing of the oil refinery, and relocation of the petrol depots. - This is not just a port transformation, but a huge scheme that includes a large marina, five star hotels, leisure and retail developments and a promenade to central Larnaca and nearby beaches. This project will not only put Larnaca firmly on the international cruise map, but will also turn Larnaca into a world class destination for cruise tourists.
- The only PGA approved course on the island will be built in Tersefanou which is located 10 minutes away and will include many other leisure facilities. There are plans for at least another 4 courses in Larnaca region.
- There is a proposal to develop a new Disney World in Pyla just to the east of Larnaca.
- Antonis Loizou, a prominent chartered surveyor and independent property expert on the island, has stated that the various projects being planned will make Larnaca the St. Tropez of the eastern Mediterranean.
- Larnaca is lagging behind Paphos and Limassol in property value terms between 20 – 30%. This differential will be eroded as a result of the above factors, and of course there is then the additional island differential compared to Spain, Portugal and France.
All of the above factors highlight why this location is highly attractive for investors and potential residents alike. We believe that we are relatively early in the ‘Larnaca story’.
Q Well Being is located in Kamares, an exclusive suburb of Larnaca

- 3 miles from the new international airport at Larnaca (but it’s not on the flight path!)
- 2.5 miles from the Q Well Being accessible beach at the lovely Finikoudes promenade and the extensive shopping in Larnaca
- 4 miles from the only PGA approved golf course on the island at Tersefanou
- 9 miles from the proposed site of the new Disneyland in Pyla
- ¾ of a mile from Larnaca’s Salt Lake
- 1 mile from Larnaca’s General Hospital
- 20 miles from the capital Nicosia
Accessibilty in Larnaca
Larnaca has a stated aim of being at the centre of improving accessibility in Cyprus.
The Mayor recently announced the launch of the Q Well Being accessible beach with Dame Tanni Grey-Thompson at a press conference in Larnaca. He wants to promote accessibility in Larnaca as well as Barcelona does and is actively changing the city’s perspective by helping the local businesses realise the enormous commercial and social potential associated with embracing the accessible market.
Recent changes in legislation associated with accessibility and accessible planning regulations, allied with the above leadership from the community and the massive redevelopment of Larnaca, means that accessibility will improve significantly over the coming years. When Q Well Being is completed there will be an accessible neighbourhood to compliment the accessible complex.
Even some of the oldest parts of Larnaca are already being made accessible.
The new airport, opening in 2009, will improve accessibility significantly and Larnaca’s Mayor is working closely with Cyprus’ national airline to actively welcome disabled and older travellers. It is important to note that the experience at the current airport is excellent with helpful, courteous staff keen to help.
