Who are the people behind the Q Well Being project?
We have assembled an expert team of designers who have come together to ensure every little detail has been thought about. The team include Dame Tanni-Grey Thompson DBE, Paralympian gold medalist, Dr. David Bonnett RIBA, FRSA, access consultant for the Olympic Athletes Village in Stratford City, London and Adam Thomas, the UK’s only disabled specialist accessible kitchen designer.

Do you offer inspection trips before I buy a Q Well Being apartment?
Yes we do. We will show you around Larnaca, the surrounding countryside and explain the developments taking place there. We’ll take you to the Q Well Being site and also show you some of our past and future developments.
If you decide to buy an apartment we will reimburse the cost of your flight to you.

What is the association with Q Well Being and The Lord’s Taverners?
The Lord’s Taverners is a charity that QIS work closely with. They believe in giving children, especially those with special needs, a sporting chance. Please visit their website www.thelordstaverners.org to find out more.
Q Well Being will be donating a proportion of our proceeds to The Lord’s Taverners and we will also receive some donations for The Lord’s Taverners (such as providing the hoist for the swimming pool). The Lords’ Taverners are also keen to forge relationships with the local community in Larnaca.

What are the service and maintenance charges for an apartment?
At this time they have not been fixed but it is anticipated that for all the facilities such as the gym, spa (excluding treatments) maintenance of the pool and garden, communal facilities and a concierge it will be in the region of €80 per month per apartment.

How can I be sure that Quality Group will actually build my apartment?
Quality Group is the largest privately owned developer in Cyprus and is involved in several very high profile projects. As part of our initial and ongoing due diligence we have researched both their financial position and their technical knowledge, and are extremely confident that they have the resources both financial and engineering - to deliver an exceptional development on time.

I’ve heard a lot about developers not passing over title deeds once the project is completed. How do I ensure I get the title deeds?
Your purchase will be registered at the Land Registry after you have signed the sales agreement. In terms of title deeds the official protocol is that they are issued several years after the project has been completed to ensure that all communal facilities, services roads etc are fully completed before a developer is allowed to move off site.

Can I rent out my apartment?
Once your apartment is built you will be the legal owner of your apartment and you are free to rent your apartment if you wish.

Will you help me rent out my apartment?
Quality Group pride themselves on offering a full “one stop shop” service to all clients. As part of this service they have a dedicated rentals department who can help you rent out your apartment.

What progress reports do I get on the building of the project?
QIS will send you newsletter updates on how the building work at Q Well Being is progressing - including photographs of the site.

Is the minimum specification of my apartment guaranteed in the sales contract?
Yes, Quality Group are one of the few developers that outline in the sales contract what the minimum specification for items such as kitchens and bathrooms will be in your apartment. If you choose to upgrade a particular item (subject to build stage) the Quality Group will be happy to help you make changes.

What happens if the development is late in being delivered to me?
We do not expect that this will happen, Quality Group have an excellent track record in delivering their projects on time. However, in the unlikely event of the project being delayed the sales contract stipulates that after a two month grace period Quality Group will pay penalty interest to the purchaser.

What does the AIPP logo on your site mean?
The AIPP is the industry body for the overseas property market. It is a non profit organisation that has been set up to improve professionalism in what is largely an unregulated market. Quality Group and QIS are members of the AIPP and are bound by its rules and code of conduct.

Can I sell my apartment before it is built?
Once you have paid the appropriate deposit for your apartment and signed your sales agreement, you are, if you so wish able to sell your apartment to a third party before the apartment is completed and you physically take possession.

What if I pay my deposit but then can’t get finance on the balance?
Before you pay your deposit a member of the Quality Group team will contact you to discuss your circumstances and requirements. They will be able to identify if you are likely to have any issues with arranging a mortgage in Cyprus for your purchase at Q Well Being before your deposit is due.
In the unlikely event that you are unable to obtain a mortgage in Cyprus and you have already paid your deposit then it will be returned to you.

How do I sort out a mortgage?
QG have a dedicated team or mortgage advisers who will assist you in obtaining a mortgage in Cyprus. However, you are free to arrange your mortgage independently if you wish.

Can you help me raise the deposit in the UK?
Yes we can introduce you to Independent Mortgage Brokers in the UK who can discuss with you appropriate ways to raise your deposit either against your own home or other methods of finance.

Can I buy a part share of an apartment in Q Well Being?
At this stage it is not possible to buy a fraction or percentage of an apartment at Q Well Being. However, as noted below it is possible to buy an apartment with up to four separate buyers who can jointly own 100% of the apartment.

Can I buy an apartment in joint names?
Yes you are able to buy an apartment in up to four names, as this is the maximum number of names that can be listed on title deeds in Cyprus.

Do I need a Cypriot bank account?
As part of the process for obtaining a mortgage in Cyprus, a bank account will be opened for you in Cyprus.

How do I send my money over?
There are several ways to transfer money to Cyprus. This can be done through your bank or there are specialist Foreign Exchange Brokers that offer the same service and often with better rates. We are able to introduce you to once such specialist company, No 1 Currency who will be able to carry out any foreign exchange transfers that you need.

Is the price fixed in Euros or £ sterling?
The price of all apartments at Q Well Being is fixed in Euros as this is the currency in circulation in Cyprus. It is also likely that your mortgage will be Euro denominated although there are other options which the Quality Group mortgage advisers can discuss with you.

Will I need a solicitor to assist with my purchase?
It is not legally necessary to use a solicitor when buying any property in Cyprus. However, if you feel you would like to do so we have established a panel of independent solicitors who can help with your purchase.
The purchase of property in Cyprus is supported by a standardised sales contract so changes and alterations are minimal.

Where is my deposit held?
Your deposit is held in an "Escrow" (see below for explanation) account by an independent solicitor until your mortgage has been formally approved. Only when your mortgage has been approved will the money be transferred to Quality Group. The transfer will require a formal request from Quality Group and the approval of the Independent Solicitor.

What is an Escrow Account?
An Escrow account is a separate account where cash or other assets are held for safekeeping until future payments fall due as a result of a certain event occurring.

The following airlines fly direct to Larnaca from most of the UK’s airports: Thomson, Cyprus Airways, Easy Jet, British Airways, Monarch, Futura, Jet2, Eurocypria.

In which countries will Q Well Being be sold?
Initially Q Well Being will be sold to UK clients. We plan to take it to Scandinavia later in the year. The project has generated a great deal of interest around Europe and the Middle East.

Once I’ve bought an apartment, will you help in arranging my travel to Q Well Being?
Q Well Being will not directly organise travel for owners of apartments or their guests. We will however be recommending travel partners who are familiar with the project and the needs of some of the owners and residents. As we develop these relationships (with airlines and taxi companies, etc.) we will let residents.

What deposit is required to purchase an apartment in Q Well Being?
A deposit of 30% is required to secure an apartment. 20% is payable within 21 days of signing and 10% can be deferred until the project is completed.

What is so special about the design team of Q Well Being?
When we were developing the Q Well Being concept we realised that while Quality Group’s architects are technically superb, they did not have the necessary experience that a disabled person has. Regulations are fine but when it comes to practicalities there is no substitute for experience.
So we sought out experts who also had experience of disability / mobility difficulties. All the team share the same vision and a passion to make Q Well Being a luxurious and aspirational complex that the whole family can enjoy.
The knowledge gained from the project has also acted as an excellent education process for QG’s architect team.

How accessible is Cyprus and Larnaca?
Like any old civilisation Cyprus and Larnaca has its challenges! However things are improving rapidly with progressive leadership especially from the municipality of Larnaca.
The Mayor of Larnaca recognises that making Larnaca an inclusive city is both good for its local economy and the socially correct thing to do. Quality Group is pushing the agenda from the private sector and others will follow. This is also being championed by The Cyprus Tourist Authority and also the disability organisations in Cyprus.

Are the beaches accessible in Larnaca?
Q Well Being is building an accessible beach for residents of Q Well Being and the general public. The beach will be crreated in the Finikoudes promenade in the heart of the fashionable sea front area in Larnaca with its bars and restaurants. The sea here is shallow and calm.
The beach facilities will include two large changing rooms on the beach with a bed in each. It will have a shallow gradient ramp down to the sea’s edge and also into the water. Wheelchairs made for beach use will be available for those wanting to go into the sea.

Can I detail the specification of the apartment to my individual needs or tastes?
The apartments are all designed to a very high standard of accessibility by our expert team.
All apartments can be designed to your specific requirements at the off plan stage, at additional expense. Adam Thomas the UK’s only specialist accessible kitchen designer can also design your kitchen and bathroom to your specific needs if you wish to upgrade the standard fittings.
Specific fittings - hoists, etc. can also be provided.

How do I get from the airport to Q Well Being?
The new international Airport at Larnaca is only 6 mile from the Q Well Being. It is also a very simple journey indeed along motorway and main roads, whether you choose to drive yourself or get a taxi. Traffic is very light in Larnaca.

Are the taxis accessible in Cyprus?
Increasingly so, especially with the Mayor of Larnaca is promoting the business opportunities to local companies who make their services accessible.

I can’t afford to buy an apartment but will I be able to rent one in the future?
Once the apartments are completed in 2012 we believe that some owners will want to rent their properties out to people who are keen to use the superb luxurious facilities of Q Well being. What communal facilities does Q Well Being offer?
Q Well Being will have a shop, a concierge and a traditional Greek restaurant. Is Q Well being built to British Accessible standards or Cypriot standards?
Q Well Being will be built to British standards (even though Cypriot standards are very high). However, in designing the complex we have looked at luxury over function and so this has resulted in a project that far exceeds the minimum standard required. In the UK most accessible 1 bedroom apartments have to be approximately 65 square metres to conform to regulations, whereas in Q Well Being the smallest 1 bedroom apartment is 90 square metres with a 16 square metre balcony!

How do I furnish my Q Well being property?
You have a choice. You can either do it yourself or you can use the Quality Group’s service and take advantage of their excellent deals with local suppliers. This is what most owners do. There are solutions to fit every pocket and taste.

Who is Quality Investment Solutions Ltd?
Quality Investment Solutions (QIS) Ltd is the UK company responsible for the design and marketing of Q Well Being. QIS is 25% owned by the Quality Group. QIS are the Quality Group’s exclusive representatives in the UK. QIS also market non Quality Group property to UK clients from other developers outside of Cyprus.

Who are The Quality Group?
The Quality Group are Cyprus’ largest privately owned developer. The origins can be traced back to 1991 when Savvas Kakos founded Savvas Kakos and Associates Ltd a company concerned with the provision of design and construction services in the Larnaca district. This developed into the Quality Group in 2001. The group has over 1200 employees.
They are the main sponsors for Anorthosis Famagusta, Cyprus’ premier football team who competed in the group stages of the UEFA Champions league in 2008!

The ceiling height of the apartments is 2.8m

I have a specially adapted vehicle which is quite tall. What is the height of the underground parking bays?
The bays themselves are 2.8m high but as the driveway passes under the gardens the minimum height is 2.4m high.

We have reinforced the ceilings from the planning stage so that if necessary a hoist can be fitted in every apartment.

What will the cost of the appartments be...?!
The cost of the apartments are detailed on the info pack tab under "The Q Well Being Price List". All apartments are priced in Euros and are therefore subject to variation with the £/€ exchange rate. At the time of writing the £1 buys 1.16 euros. The cheapest 1 bed apartment (offering 85sq metres of space) is €278k for and the cheapest 2 bed apartment is €399k (offering 120sq. metres)
